Guest Suites

Whether you call it a Guest Suite, In-Law Suite, or Accessory Dwelling Unit (ADU), the concept is the same: a fully finished, independent living structure built right on your property. These versatile units are a fantastic way to expand your living space, allow family members to stay close while maintaining privacy, or serve as an income-generating rental. One of the biggest advantages of an ADU is efficiency; by connecting to your main home’s existing infrastructure, we can often negate new utility connection fees, keeping the overall project cost reasonable. Requirements:

The city of Lincoln has varying lot requirements for an ADU to be allowed. For R-2 and R-3 zones, the lot size must be 10,000 square feet or greater. Most homes in Lincoln fall into these two zones. For R-1 zones, the lot must be 14,400 square feet or greater. If you would like help determining which zone your lot is in, we are happy to help!

Homeowners associations may also have restrictions on ADU’s. If you have one, your Covenants will provide that information.

The size of an ADU allowed is based on the size of the house already on the property. It is either 40% of the existing home’s floor plan, or 800 square feet, whichever is smaller.

The Lucas:

Requires: 712.5 sf of existing home

  • Perfect for the most modest budgets while providing a comfortable, private retreat space.

  • Enjoy the charming covered front porch and ample natural light.

The Alexandra:

Requires: 962.5 sf of existing home

  • The Alexandra expands on the Lucas with:

    • a large kitchenette

    • a full bathroom with shower

    • laundry and utility space

    • bedroom with closet storage

    • a separate sitting room, breakfast nook, or work space

  • Still a remarkably minimal footprint but with more robust amenities and a separate living space.

  • Optional Add-ons:

    • tub or shower

The Haley:

455 sf

Requires: 1,137.5 sf of existing home

  • The Haley is our most efficient studio-apartment inspired floorplan; our best value, which includes:

    • a full kitchen

    • a full bathroom with shower

    • laundry and utility space

    • bedroom with closet storage

    • a large living room

  • The Haley is a complete home in just 455 square feet. Cook meals, host guests, and relax!

  • Optional Add-ons:

    • dishwasher

    • bedroom may have LVT (shown) or carpet

    • tub or shower

The Claire:

  • The Claire is our second-largest floorplan and can comfortably accommodate multiple occupants for extended periods, with:

    • a full kitchen with an eat-at peninsula

    • an open concept living room

    • a full bathroom with shower and large vanity

    • laundry and utilities

    • a fully separated bedroom with closet storage

    • a welcoming, covered front porch

  • The Claire is a complete home that offers privacy for multiple people at a time!

  • Optional Add-ons:

The Phillip:

750 sf

Requires: 1,875 sf of existing home

  • Similar to the Claire’s ability to accommodate multiple residents, the Phillip is our largest and most equipped design, with:

    • a full kitchen with an eat-at island, excellent for entertaining

    • an large open concept living room

    • a full bathroom with shower and large vanity

    • side-by-side laundry, adding accessibility for those focused on aging-in-place

    • a fully separated bedroom with a walk in closet

  • While still only 750 square feet, the Phillip is an efficient, yet spacious dream!

  • Optional Add-ons:

    • dishwasher

    • bedroom may have carpet (shown) or LVT

    • tub or shower

    • if stacked or combo laundry is preferred, the other half of the laundry closet may be converted into storage

    • a functional and decorative awning over the front door
