Guest Suites
Whether you call it a Guest Suite, In-Law Suite, or Accessory Dwelling Unit (ADU), the concept is the same: a fully finished, independent living structure built right on your property. These versatile units are a fantastic way to expand your living space, allow family members to stay close while maintaining privacy, or serve as an income-generating rental. One of the biggest advantages of an ADU is efficiency; by connecting to your main home’s existing infrastructure, we can often negate new utility connection fees, keeping the overall project cost reasonable. Requirements:
The city of Lincoln has varying lot requirements for an ADU to be allowed. For R-2 and R-3 zones, the lot size must be 10,000 square feet or greater. Most homes in Lincoln fall into these two zones. For R-1 zones, the lot must be 14,400 square feet or greater. If you would like help determining which zone your lot is in, we are happy to help!
Homeowners associations may also have restrictions on ADU’s. If you have one, your Covenants will provide that information.
The size of an ADU allowed is based on the size of the house already on the property. It is either 40% of the existing home’s floor plan, or 800 square feet, whichever is smaller.

The Lucas is inspired by hotel experience and perfect for anyone wanting privacy and independence with a minimal footprint. Includes:

The Alexandra:

The Alexandra expands on the Lucas with:

Still a remarkably minimal footprint but with more robust amenities and a separate living space.

The Haley:

The Haley is our most efficient studio-apartment inspired floorplan; our best value, which includes:

The Claire is our second-largest floorplan and can comfortably accommodate multiple occupants for extended periods, with:

a fully separated bedroom with closet storage
a welcoming, covered front porch
The Claire is a complete home that offers privacy for multiple people at a time!

The Phillip:

Similar to the Claire’s ability to accommodate multiple residents, the Phillip is our largest and most equipped design, with:
